An Electrical Installation Condition Report — commonly known as an EICR — is a formal assessment of the safety, condition and compliance of a property's fixed electrical installation. It's the electrical equivalent of a boiler service, and it's something that every property owner in Edinburgh and the Lothians should take seriously.
 

In Scotland, the law requires that privately rented properties have a valid EICR in place, issued by a registered electrician. Landlords must carry out an EICR at least every five years, or at the start of a new tenancy if a new tenant is moving in and no valid report exists. A copy of the report must be provided to tenants within 28 days of the inspection. Failure to comply can result in significant financial penalties
